Ras Al Khaimah’s new business district, RAK Central Square, has reached a key construction milestone, with developer Marjan and Ras Al Khaimah Economic Zone (RAKEZ) marking the project’s topping-out.
The companies said the development is on track to open in Q4 2027. The announcement comes as RAK Central transitions from infrastructure delivery into the next stage of building works.
RAK Central Square is being developed through a joint venture between Marjan and RAKEZ. The release states that infrastructure for the wider RAK Central masterplan was completed in September 2025, and that the topping-out milestone provides a visible sign of progress as work on the district continues.
Sold plots and district components
Marjan and RAKEZ said all 26 development plots across RAK Central have now been sold out. The district, they said, is intended to combine workplaces, residential units and amenities within one connected development.
Developers listed in the release as committed across the district include Pantheon Developments, Lapis Properties, BNW, Sugee Properties, Major Developments and DARA Properties, among others.
According to the companies, the broader RAK Central masterplan is planned to include approximately 3 million sq ft of rentable office space, more than 7,000 residential apartments, and over 1,000 hotel keys. The plan also calls for retail, parks, public spaces and a central town square.
Construction progress across towers
The release said construction has advanced across all five towers, with structural works complete and façade installation and mechanical, electrical and plumbing works underway.
Marjan and RAKEZ also reported that the project has recorded more than five million man-hours without a reportable health, safety and environment incident, attributing the figure to what the developers describe as a continued focus on safe delivery.
District cooling plant planned for commercial buildings
Supporting the district’s growth, the companies said a District Cooling Plant (DCP) will provide centralised cooling for more than 40 commercial, hospitality and mixed-use buildings. The release states the DCP has a planned capacity of 35,000 refrigeration tonnes.
Company statements
Sheikh Saqr bin Omar Al Qasimi, Chief Executive Officer, Development at Marjan, said RAK Central is designed to align with what the emirate’s future demands, adding that the district is intended to bring “workplaces, homes and amenities” together.
Ramy Jallad, Group CEO of RAKEZ, said RAKEZ works with a large base of companies across sectors and that access to Grade A offices, connectivity and supporting amenities helps businesses expand and attract talent, describing the square as a way to support Ras Al Khaimah’s next phase of business growth.
The companies said RAK Central Square is progressing toward its stated opening timeline in Q4 2027, with the wider district moving into the delivery of buildings and public spaces.
